Description of property:
A 3-storey traditional xisto house built on the side of a hill in the historic village of Colmeal, that would make an excellent holiday home in the mountains.
Stone steps lead down from the street, to a path of xisto flags bordered by a large flowerbed with a pear tree and an olive tree. The house has been completely restored externally, and 2 large wooden doors open on to a wooden staircase that leads down to the central part of the house where there is a traditional bread oven, and stairs to the other parts of the house. To one side there is a hall with a terracotta tiled floor, leading to a spacious tiled bathroom with bath, and a bedroom with a terracotta tiled floor and a wooden ceiling. To the other side of the central area is a living-room which has one wall of exposed rock, and 3 new double-glazed windows giving wonderful views over the surrounding countryside. Beyond this is a small office, also with a tiled floor, and a wall of exposed rock. Fittings have been made for wall-lights and projected lighting on to the rock wall. To one side of the living-room is the kitchen, which is equipped with pine cupboards, a slate work-top, double sink, water-heater, and hob. The ceiling of the kitchen has been restored in wood with exposed beams and the floor is tiled. To one side of the kitchen is a pretty covered veranda with a latticed balustrade and a tiled floor, enjoying a wonderful view over the village to the hills. All the doors of these rooms are of heavy wood. On the other side of the kitchen is a large living-room, partially restored with a concrete floor and 4 new windows giving excellent views over the village and countryside. This room has a fitted wall cupboard, and a pantry beneath the stairs. Concrete stairs lead up to the attic, that has the same area as the room below, and is prepared for the installation of 2 large Velux windows. Another staircase leads down from the living-room to the 1st floor, where there is another large room in need of restoration, with 2 windows with stone window seats, a wall cupboard, a wooden floor and a wall of exposed rock. A door leads out from this room to the front of the house, where there are 2 large store-rooms, all in xisto, that would be ideal for a wine-cellar, staying cool all summer. To the side there is a ruin that could be restored into a house or made into a terrace and barbeque. At the front of the house there is a large piece of land with pear, apple and plum trees, grapevines and a camellia bush. This land is irrigated from a well by an irrigation channel, and if cultivated could provide sufficient fruit and vegetables to feed a family throughout the year.
The house is very close to the river Ceira, only 500m from the river beach at the mill, 1km from the river beach at the bridge, and 2km from the river beach at the waterfall. The village of Colmeal has 2 cafés with groceries, a postbox, public telephone and taxi service. There are restaurants in Cabreira, around 6km distance, and all the amenities of Góis are just 20 minutes’ drive away.
